  1. Assess rental potential and rental value of property
  2. Full reference and Credit Check as necessary
  3. Arrange for Landlords Gas Certificate
  4. Draw up Assured Shorthold Tenancy agreement & Section 21 of the Housing Act.
  5. Draw up inventory with photographic evidence
  6. Send deposit to the Deposit Protection Service(Government scheme)
  7. Complete Prescribed Information relating to Deposit.
  8. Collection of initial rent and deposit.
  9. Read meters and inform utility suppliers of new tenancy
  10. Set up standing order mandate from tenant’s bank account to our client account.(Transferred to Landlords Bank within 3 working days of clearing.)
  11. Maintain gas and electrical safety records on behalf of landlord.
  12. Account to landlords at the end of tax year and at each change of tenant.
  13. Complete 4-6 monthly property visits and advise Landlords of any repair requirements.
  14. Arrange minor repairs with local contractors.
  15. Check tenants in/out
  16. Complete exit inspections at the end of the tenancy and agree any dilapidation's to be accounted to the tenant and deducted from deposit held.
  17. Liaise with landlord’s accountants as required.
  18. Landlords living outside the UK, deduct Tax and account to HM Customs & Excise as required by Law, Landlords with more than one property will be invoiced for any additional time that this incurs.
