°            Assess rental potential and value of property, advise on any repairs/improvements required prior to letting.

°            Tenant find

°            Full reference and Credit Check as necessary

°            Draw up Assured Shorthold Tenancy agreement and section 21 of the Housing Act. Provide copies to Landlord and Tenant.

°            Draw up inventory and provide 2 copies

°            Provide photographic evidence (on CD)

°            Collection of initial rent and deposit.

°            Set up standing order mandate from tenant’s bank account to our client account.  (Transferred to Landlords Bank within 3 days of clearing.)

°            Arrange for the initial completion of Gas, Oil and Electrical inspection by qualified Corgi (now renamed Capita) and NIC EIC contractors.

°            Maintain gas and electrical safety records on behalf of landlord.

°            Account to landlords quarterly.

°            Complete quarterly property visits and advise Landlords of any repair requirements.

°            Arrange repairs with local contractors.

°            Complete exit inspections at the end of the tenancy and agree any dilapidations to be accounted to the tenant and deducted from deposit held.

°            Liaise with landlord’s accountants as required.

°            Landlords living outside the UK, deduct Tax and account to HM Customs & Excise as required by Law.

°            Find a suitable tenant, Credit & Bank check as requested.

°            Arrange for the initial completion of gas and electrical inspection by qualified corgi and NIC EIC contractors if required.

°            Draw up Assured Shorthold Tenancy agreement and section 21 of the Housing Act.

°            Draw up inventory and provide 2 copies

°            Provide photographic evidence (on CD)

°            Collection of initial rent and deposit.  Send deposit to regulated deposit scheme and provide receipts within 14 days.

°            Arrange for standing order mandate from tenants bank account to landlords bank account for the payment of rent thereafter

°            Account to landlords less agreed fees for initial rent and deposit received.

°            Read meters and inform utilities of new tenancy

 

Once keys are handed over and the inventory and schedule of condition agree the management of the property will then become the responsibility of the Landlord.

Legal Documentation

A Section 21 Notice for a fixed term is used when a landlord wishes to legally terminate an assured shorthold tenancy at the end of the fixed term. A Section 21 Notice for a periodic term is used for statutory periodic tenancies (assured shorthold tenancies which have automatically become periodic because the fixed term has expired). Landlords must serve this type of notice to legally terminate a statutory periodic tenancy. A Section 8 Notice is used when a landlord wishes to legally terminate an assured shorthold tenancy before the fixed term has come to an end. The Section 8 Notice can only be used in situations where the tenant has not paid rent or has otherwise breached the tenants’ obligations under the tenancy agreement. The landlord must set out certain statutory grounds for terminating the tenancy in a Section 8 Notice.

The Inventory is required whether the property is let furnished or unfurnished and accurate descriptions of the overall condition of wall/floor coverings, kitchen and bathroom fittings to name but a few are essential. Amounts cannot be withheld from the Tenant’s deposit unless the loss or damage is proved to be caused by the Tenant.
