We will do our best to find appropriate accommodation to suit your individual needs.We don’t charge you anything, just fill in our simple application form, provide us with references and we will do the rest.If we can’t offer you a suitable property immediately, once your references have been checked we will keep you on our list and when a new suitable property is available we will contact you.
What we require from you.
A completed Application Form.
2 References, this should ideally be from a person who knows you professionally, either a previous Landlord, Employer etc. and a Bank Reference whenever posible. References must state in what capacity you are know to them; a reference from a friend or relative is not acceptable.
Once a suitable home has been found for you we will require £100 preliminary deposit, this will secure the property for you.If the Landlord then rejects you this will be refunded in full, however if you then change your mind and withdraw from the tenancy or any information or supporting documentation you have supplied is found to be incorrect it will not be refunded.We are unable hold the property for you until you have paid the £100 deposit and submitted your application form and references.
Prior to releasing the keys of the property to you we will require an amount equal to 6 weeks rent (less the £100 already paid) in cleared funds.This is your deposit and will be held in a Government approved fund and will be refunded to you in full on vacation of the property provided all utility bills are paid up to date and the premises are left in a clean and undamaged condition.
One months rent must be paid in advance, all future rental payments should be paid in advance by Standing Order unless by special arrangement.
2 forms of ID are required; this can be you Passport, Driving license or utility bill.
If you are aged under 24 we will require a Guarantor and charge £50 for the additional paperwork involved.
All properties are available on a minimum of a 6 month Assured Shorthold Tenancy.
You are responsible for all utilities, Gas, Electric, Water, Council Tax, Phone and insurance of your personal posetions.
We reserve the right to remarket the property it the above requirements are not met.
