Rent Smart Wales – Landlord Requirements

Under Welsh legislation, all landlords with rental properties in Wales must comply with the Rent Smart Wales registration and licensing scheme.

Does this apply to you?

You are required to register if:
You own a property in Wales that you do not live in
The property is someone’s main residence
Rent is paid to you
The tenancy is assured, assured shorthold or regulated

Registration & Licensing

All landlords must register their rental properties.
Landlords who self-manage must obtain a licence.
Landlords who appoint a licensed managing agent must still register but do not require a licence themselves.
We are fully compliant and authorised to manage properties in accordance with Welsh regulatory requirements.

Client Money Protection & Compliance
We operate strict Client Money Handling procedures in line with professional industry standards.
Client funds are held in a designated client bank account, separate from company monies.
Monthly reconciliations are completed and independently reviewed.
Funds are held securely and are available on demand.
Robust accounting systems and internal controls are maintained.
All payments are subject to appropriate authorisation and verification procedures.
Client Money Protection certification and our written Client Money Handling Procedure are available upon request.

Tenant Charges & Responsibilities

Tenants are responsible for:
Paying rent in full and on time
Council Tax and utilities
Costs arising from breach of tenancy terms
Interest on rent arrears exceeding 14 days (3% above Bank of England base rate)
All charges are applied strictly in accordance with current legislation.
